FAQs

What is the Construction Playbook?

The Construction Playbook is a step-by-step digital toolkit created by professional project managers who deliver multi-million-pound residential builds across Central and West London. It’s designed to help homeowners and small developers manage their own projects with the same level of structure, precision and control—without the need for a massive budget.

Why was the Construction Playbook created?

Because too many homeowners take on major works without the tools to manage them properly. We built this Playbook to level the playing field—bringing the systems, templates and know-how used on high-end London projects to people running their own renovations, extensions or builds. It saves you money, helps avoid costly mistakes, and lets you spend more on your home—not consultants.

Who is the Construction Playbook for?

It’s for homeowners, landlords and small-scale developers who want to run their own refurbishments or extensions with confidence. Whether you’re doing up your kitchen, converting a loft, or remodelling a whole house, the Playbook helps you manage every step like a seasoned pro.

How does the Construction Playbook help me save money?

By managing the project properly from the start—avoiding common errors, reducing reliance on consultants, and keeping your programme and costs under control—you’ll stretch your budget further. The Playbook empowers you to take charge and make informed decisions that directly impact your bottom line.

I’m just refurbishing my bathroom, can I buy individual sections of the Construction Playbook?

Yes. You can purchase specific Playbook Packs tailored to particular areas of the home—kitchens, bathrooms, lofts, basements—or opt for a Full Refurbishment Pack. Each pack gives you everything you need to manage that portion of the works effectively.

What does each section include?

Each pack contains clear guidance, checklists, and real-world templates used by professional project managers. You’ll cover pre-construction approvals, consultant appointments, contractor selection, budgeting, procurement, timelines, and site management—all tailored to your type of project.

Does it help with planning permission and building regulations?

Yes. The Playbook explains which approvals you may need, such as planning permission, permitted development rights, building control, party wall notices, and where relevant, Building Safety Act compliance. You’ll also learn when to involve architects, engineers, and other consultants.

Do I still need an architect or builder?

In most cases, yes. The Playbook doesn’t replace them—it helps you manage them. You’ll learn how to choose the right team, give them a clear brief, monitor their work, and keep everything on track. You remain the client, but with professional-grade insight, which means you won’t need a project manager.

What if my project has already started?

That’s fine. While best used from the outset, the Playbook is still useful if you’re part-way through. It helps you regain structure, troubleshoot issues, and see the project through more efficiently.

Is it only for people in London?

It’s designed for UK homeowners in general, but it’s especially relevant to those managing projects in London, where planning policies, leasehold requirements, and build conditions are often more complex. Much of the guidance reflects the realities of London property.

Can I use it for a flat or leasehold property?

Yes. there are additional packs with specific guidance for leasehold scenarios—such as how to obtain a Licence to Alter, deal with freeholders and managing agents, and comply with leasehold covenants. It’s ideal for anyone refurbishing a flat or working within a managed block.
